What Spatia Home does

A Home & Neighborhood Report answers a fixed list of questions a prospective homeowner asks about one address: flood and other hazards, environment, utilities, schools, noise, published prices and rents, commute and amenities.

Every answer is a record queried from curated public geographic data. One written summary restates those records; it adds nothing they do not say.

What a report preserves

  • A named source and source vintage for each record.
  • Context describing the geography and scope the evidence actually represents.
  • Confidence and evidence grade, which describe different limits.
  • Only what was found: a question we cannot answer for the address is left out of the report, and the free preview says which ones before you pay.
  • The boundary between an early screen and a professional determination.

What Spatia Home does not replace

A report does not replace a home inspection, survey, appraisal, title search, elevation certificate, flood determination, insurance quote, or legal or engineering advice.
