Terms of sale for a Home & Neighborhood Report

What you buy for $5.00, what a report is and is not, and what happens when something goes wrong on our side.

Effective date

October 5, 2026. These terms apply to every Home & Neighborhood Report bought on Spatia Home. You accept them at checkout.

What you buy

  • One Home & Neighborhood Report for one address, for $5.00 (U.S. dollars), paid once through Stripe Checkout. There is no subscription and there are no credit packs.
  • The report answers the fixed list of questions shown in the free coverage preview, from the published data we hold for that address on the day it is generated.
  • You get a permanent, unlisted web link to the report and a printable version. Anyone you give the link to can read the report without signing in; it is not listed or submitted to search engines.

What a report is — and is not

A report is a screening built from published public data. Every statement in it is a record with its named source, the source's date, its confidence, and whether it is a screening or a determination. A screening tells you what to look into; it is not a determination about the home.

  • It is not a Standard Flood Hazard Determination, an elevation certificate, a survey, a title search, a home inspection, an appraisal or valuation, an insurance quote, or a legal or zoning opinion.
  • Flood zones are read from FEMA's published flood maps; letters of map amendment or revision (LOMA/LOMR) are not applied.
  • Prices and rents are published figures (indexes, survey medians, official ceilings, a parcel roll's own values) — never an estimate or a forecast of this home's value.
  • The report describes the property, its hazards, services and published figures. It does not describe who lives in an area or rank an area as better or worse.
  • Every source has a date, shown on each record. Public data can be out of date or wrong; check anything that matters to your decision with the authority that publishes it.

The free preview is what you buy

Before you pay, the free coverage preview shows, question by question, what we publish for this address and what we do not. The report you buy is held to that preview: a question the preview showed we do not publish for this address will not be in the report, and that is not a reason for a refund.

A question we could not answer for the address is left out of the report rather than guessed. We never fill a gap with an estimate.

When something fails on our side

  • If a report run fails, we re-run it automatically, at no charge, without you asking.
  • If the automatic re-run also fails, the report page offers you one free re-run. A purchase gets at most two re-runs; after that we contact you about a refund.
  • If a question the preview showed as answerable could not be delivered in your report, you get one free re-run of the report.
  • If one of the questions every report must carry — the census and county boundaries, the FEMA flood zone, the census-tract housing and economic figures, and the school district — could not be delivered although the preview showed it, the purchase is refunded automatically to your payment method.
  • If, after you pay, the published data stops covering one of those must-have questions for the address, the report is not built and the purchase is refunded automatically.

Refunds

Apart from the automatic refunds above, a report that was generated as the preview described is not refundable. Refunds go back to the original payment method through Stripe and can take several business days to appear. For anything else about a purchase, write to support@runspatia.com.

Payment

Stripe processes the payment; Spatia never receives your full card number. The price is the price shown at checkout. If the same report is accidentally paid for twice, we refund the duplicate.
