How a Home & Neighborhood Report is made
How Spatia Home locates an address, checks what the catalog publishes for it before you pay, queries a fixed list of questions, and records every answer with its source.
1. Locate the home
The address is geocoded, and where a parcel roll is published its recorded address must agree with the one entered before the parcel is used. A position we cannot place precisely enough is not sold a report.
2. Show coverage before payment
A free preview states which of the report's questions our catalog answers for that address. State-level capability is never treated as proof about a particular place: the preview checks the address's own rows.
3. Query a fixed list of questions
The questions, the data layers behind each one and the way each is computed are fixed in code. The same address against the same catalog gives the same records. No AI chooses what to check or computes an answer.
4. Record every answer with its source
- Each record carries the claim, source, vintage, context, confidence, and evidence grade.
- A question the data cannot answer for the address — no coverage there, a read that failed, a layer we are withholding — is left out of the report and written to our run log; the free preview shows that coverage before you pay.
- Screening limitations stay attached to the records they govern.
- No record carries a good-or-bad label; what matters depends on the buyer.
5. Summarize without adding facts
One written summary restates the records and cites them. It may not introduce facts absent from the records; a summary whose citations do not check out is replaced by a summary assembled from the records themselves, labelled as such.
