Each statement carries its source, the source's date and how it was computed. A question we cannot answer for the address is left out — the free preview tells you which ones before you pay.
Property facts depend on the state
In the 18 states where we publish the county parcel roll — Arkansas, California, Colorado, Florida, Hawaii, Massachusetts, Minnesota, Montana, Nebraska, New Jersey, New York, Ohio, Texas, Vermont, Washington, Wisconsin, West Virginia, Wyoming — a report for a home we match to its parcel carries the roll's own land use, the building facts the roll records, and its assessed value and last recorded sale.
Everywhere else a report carries no bedrooms, bathrooms, square footage or year built: only the building footprint and its height from Overture Maps, where a footprint covers the home.
Utilities we do not publish everywhere yet
- Electric utility: shown as partial — we do not yet publish electric service territories for every state. It is not counted in an address's completeness score.
- Natural-gas provider: we do not publish gas providers yet. It is not counted either.
If something fails
A failed run is re-run automatically, free. If a question every report must carry cannot be delivered, or the data stops covering it after you pay, the purchase is refunded automatically. Coverage the preview showed as not published is not refundable. The full terms are on the terms page.
